Alternative lending requires more work — and I'm upfront about that.
For standard bank deals, brokers are paid entirely by the lender, and thus, there is no fee.
For Alt-A, B lender, and private files, the lender pays a smaller fee — so I charge a broker fee to make up the difference.
My minimum is 1% of the mortgage amount. If the bank pays 0.5%, I charge 0.5%.
This calculation is fluid and disclosed upfront, built into your mortgage, and a fraction of what renting for another year costs. No surprises, ever.
